Repair Responsibilities

At Housing Solutions, we provide repair services for our rental residents. However, residents also have a role in keeping their homes in good condition throughout their tenancy.

If you're a Shared Owner, you are responsible for your own repairs. You can check the homeowner repair responsibilities here.

What Housing Solutions is Responsible For

We take care of repairs to:

🏠 Building Structure

·       Foundations, walls, windows, external doors, and chimney stacks

·       Roofing repairs and replacements

·       Plaster repairs (excluding damage caused by tenants)

🚰 Water & Drainage Systems

·       Repairs to rainwater goods (except for tenant damage)

·       Drains, inspection chambers, waste and water pipes

🔌 Electrical & Gas Installations

·       Electrical wiring and installations

·       Gas systems

·       Fire alarms, door entry systems, and warden call systems

🚪 Internal Fixtures

·       Internal doors (excluding tenant damage)

·       Built-in cupboards and joinery

·       Fireplaces installed at the start of tenancy

·       Kitchen units (excluding tenant damage)

🏡 External Works & Communal Areas

·       Paths, brick stores, and communal clotheslines

·       Property boundary fences and walls next to public roads/footpaths

·       Communal facilities in flats and sheltered schemes (drying areas, lounges, walkways, etc.)

📡 Other Services

·       Lifts

·       Communal television aerials

·       Fibre broadband installation (subject to Housing Solutions' discretion)

·       White goods supplied by Housing Solutions

·       Pest control for multiple properties/common areas

🚽 Other Repairs

·       Unblocking toilets and external drains (when Housing Solutions is responsible)

·       Full home redecorating pack if a water leak (due to faulty pipework) causes damage

What Residents Are Responsible For

Residents must manage and maintain:

📺 Private Fixtures

·       TV aerials, satellite dishes, and reception equipment

·       Personal garden fences and gates (except those forming a boundary with a public road)

·       Timber sheds, greenhouses, and outbuildings

🛠 Damage & Wear

·       Repairs for neglect, misuse, accidental damage caused by the tenant or visitors

·       Any items not supplied by Housing Solutions

·       Interior redecorations, minor plaster cracks (under 3mm), and following-up decoration after repairs

🔑 Everyday Maintenance

·       Replacing light bulbs (except communal)

·       Replacing lost keys or changing door/window locks

·       Unblocking sinks, baths, and hand basins

·       Replacing toilet seats, shower heads, plugs, and chains

·       Adjusting heating controls and programmers

·       Bleeding airlocks from radiators

·       Resetting tripped electrical switches

🚪 Doors & Fixtures

·       Doorbells, knockers, numbers, and extra security locks

·       Repairing or adjusting internal doors, handles, catches, and locks

·       Replacing kitchen unit handles or adjusting doors/drawers

🌿 Outdoor Maintenance

·       Garden maintenance (cutting back trees, shrubs, and grass)

·       Repairing/replacing washing lines (except communal)

·       Managing pest control (if affecting a single property)
