We’re committed to providing high-quality housing and maintenance services because we know that feeling safe and secure in your home helps you thrive.
If we need to carry out repairs or maintenance, our goal is to provide a responsive, cost-effective service.
Repair Timeframes
We aim to complete repairs within 21 working days, though in most cases, repairs are completed much sooner. You can find details of repair responsibilities here.
Emergency Repairs
We offer a 24/7 emergency repair service, every day of the year.
In September 2023, we introduced a 3-day urgent response repair option, alongside our existing 4-hour emergency response time.
Even as costs rise for materials and contractors, we remain committed to keeping our homes safe and ensuring residents are satisfied with the service we provide.
Fencing Update (May 2023)
There are two types of fencing:
🔹 Boundary Fencing – Housing Solutions takes full responsibility for fixing and improving boundary fencing.
🔹 Dividing Fencing – If a dividing fence is dangerous, we will make it safe or remove it.
Boundary Fencing
We repair and maintain boundary fences, gates, and walls that separate a Housing Solutions property from a road or public footpath.

A fence that separates a property from a road or public walkway.
Dividing Fencing
We will make safe or remove a dividing fence if it poses a risk to health and safety-we’re not replacing existing panel fencing as a priority.

A fence that separates a property from neighbouring properties, such as garden fencing.
Who is responsible for my fence?
🔹 Tenants
· If your dividing fence is shared with a private owner or tenant, we’ll help establish ownership before advising further.
· If the fence belongs to the private owner or tenant, they are responsible for repairs.
· If the fence belongs to Housing Solutions, we will make safe and remove it if it is dangerous.
🔹 Homeowners & Shared Owners
· Responsibilities vary depending on your lease or freehold agreement.
· Check your lease and title plan to understand your fencing obligations.
