When you purchase a new build home it will come with a warranty that covers defects and structural issues for an initial period after construction. We’ll tell you the details of any warranty when you complete, and understanding that warranty is essential to protect your investment in your home; if you think that you’ll need to make a claim on the warranty you will need to refer to this information to do so.
Understanding your new build warranty
Most new build warranties on properties we sell are provided by the NHBC or Premier Guarantee, and will usually last for 10 years.
In the first 12 months of the warranty the developer will be responsible for any defects covered by the warranty, which will including dealing with issues such as faulty fixtures and fittings, leaks, electrical defects etc. You should check the conditions of your warranty to confirm how long this period is.
The remainder of the warranty will cover major structural issues, such as defects with the roof, walls or foundations of the property.
The warranty will not cover general wear and tear, damage caused by misuse or failing to undertake routine maintenance jobs (such as clearing gutters and servicing appliances), and minor decorative issues (such as hairline cracks) – it’s therefore important that you regularly inspect your home to identify issues quickly, and familiarise yourself with any routine maintenance jobs you’ll need to do.
Reporting a defect in your home
If you need to report a defect in your home you should contact the Home Ownership Team, who will support you to make a claim via the appropriate warranty.
When you report a problem to us please make sure you clearly document the issue, taking photos and providing as much information as you can to support; we or the developer will then assess this and tell you what the next steps will be. If we need to undertake an inspection before we can proceed we’ll let you know.
Emergency issues
Some defects, such as uncontrollable water leaks, electrical failures or heating problems, may require immediate attention. If you need to make an emergency claim it’s important that you follow the process set out in your warranty to do so – if you don’t follow the correct process you may not be able to make a claim.
