As a homeowner, health and safety inside your home is your responsibility; this includes any part of the property that is demised to you under the terms of your lease. Health and safety in communal areas of blocks of flats is usually our responsibility, unless there is an external managing agent managing these areas in which case they would be responsible as part of their management of the block.

Gas safety

As a homeowner you are responsible for maintaining any gas appliances in your home. We recommend that you carry out an annual service of any appliances in line with manufacturers’ recommendations, to ensure that they are operating correctly and safety for use.

If your appliance has a warranty still in place it will be a condition of your warranty that your appliance is serviced every year, and failing to undertake those routine services may invalidate your warranty.

Communal safety in flats

If you live in a block of flats we’ll usually be responsible for fire safety in the communal areas, which will including regular maintenance and servicing of safety installations (such as alarms, lifts, and automatic opening vent systems), and regular inspections of the communal areas.

If we are managing your block there will be a poster on the noticeboard in your building with an individual QR code on, you can use this to access the Resident Hub to see the latest Fire Risk Assessment and important fire safety information for residents. The Fire Risk Assessment will also tell you the evacuation strategy for the building, which is what you should do in the event of a fire.
