As the freeholder we’ll normally arrange the buildings insurance policy for your home, and the insurance premium will be paid for as part of your service charge.
The buildings insurance policy does not cover your personal contents, such as floor coverings, furniture, or anything which is your responsibility under the terms of your lease; you should obtain your own contents insurance policy to cover these.
The buildings insurance policy will cover claims for damage to the structure of the building caused by water leaks, fire, storm and structural failure (where this is not covered by the warranty), including reinstatement and rebuilding if necessary. The buildings insurance will not cover your personal contents.
Making a claim on the insurance policy
If you think you need to make a claim on the insurance policy you should contact us as soon as possible so that we can make sure you have the correct insurance policy details, and we can support you if required. We’ll also ask you to tell us what has happened, the extent of any damage which will need to be repaired, and whether any other properties have been affected.
If your home is covered by our own insurance policy we will give you the details for the insurance company and ask you to contact them directly to make the claim; they will be able to talk you through making the insurance claim.
If your home is covered by an insurance policy procured by an external managing agent we will take the details and speak to the agent about making a claim.
There may be an excess payable, depending on the nature of the claim, which we’ll be able to confirm after speaking to the insurance company.
